Núñez
River-adjacent, residential, quieter than Belgrano, and strong for families and longer stays.

Núñez at a glance
The north where the city thins out: low houses, small buildings, trees, and the Monumental looming over all of it — a stadium's worth of people past your door on match days and nothing much the rest of the week. The river is close, the riverside parks and Ciudad Universitaria are a bike ride away, and Libertador carries the buses downtown. There is no subte inside the barrio, so you learn the trains and the Metrobús; the payoff is a residential calm Belgrano gave up years ago.
People who want residential calm by the river and are fine on trains and buses.
The river side of Libertador is few flats at Belgrano Chico prices; the value is west of Cabildo, which is a plainer place.

The avenue to the city and the dividing line: river side pricey, Cabildo side plain.

A barrio is half the decision. The other half is the lease — the guarantee, the up-front cash, the contract terms — and that part we walk through with you.
