I want to find housing in Buenos Aires

Options with and without a DNI, renting without a garantía (the rental guarantee), the up-front cash, and a lease you understand before you sign.

// what we help answer · las preguntas

The questions we help answer.

The short answer is here. The longer answer (specific to your situation) is what the call and written plan is for.

Which neighborhood should I live in?

Based on my needs, wants and preferences — not a top-ten list.

Honest first answer: don't decide from abroad. Land somewhere furnished for a few weeks and let the city argue its case — the barrio (neighborhood) that photographs best is rarely the one you end up loving.

Which option is best for my situation — Airbnb, a long-term rental, or buying?

For most arrivals it's a ladder. A furnished landing pad for the first weeks — an Airbnb or a registered temporario, a furnished short-term rental. Then a local furnished lease for a few months to a year. Then a standard two-year unfurnished lease, only if you're staying at least that long.

What do I need — documents, trámites — to rent an apartment or house?

What will I actually pay up front?

Less than you'd fear on paper, more than you'd hope in cash. Landlords want proof of who you are, proof you can pay, and a guarantee behind the contract. Up front you'll typically pay the first month, a deposit, and the cost of whatever guarantee you use — plus the expensas, the monthly building fees, on top of rent from then on.

Can I sign a contract without a DNI?

Yes. A passport signs leases here all the time — the recent foreigner signings we know of were all pre-DNI. The DNI, the Argentine national ID that comes with residency, is not what gets you a lease. The guarantee is.

How do I get around the garantía requirement?

First, the fact almost nobody tells you: no law requires a garantía — the rental guarantee, traditionally a relative's property in the city pledged behind your lease. It's a landlord's demand, and demands can be met other ways: months of rent prepaid, a bigger deposit, or a paid guarantee — a caución or fianza, where an insurer or a company stands behind your lease for a one-time fee.

Is the agency allowed to charge me a commission?

Not in the city. On residential leases in CABA — the city proper — the tenant owes the inmobiliaria (the real-estate agency) nothing: no commission, no 'informes' (credit-check fees), no 'gastos administrativos' (admin fees). That's Ley 5859, the city's tenant-commission ban, and the Supreme Court refused the last challenge to it.

Can I do this on my own, or should I hire someone?

You can, and many people do. About half the market never touches an agency — and that half is also where the no-written-contract deals and the fake listings live.

// what this is

Rent with or without a DNI, settle the guarantee early, and sign a lease you understand.

We explain the market you're walking into, sequence the paperwork, help you solve the guarantee question early, and walk you through a contract in plain English before you sign. Flat fee, agreed up front, never a share of the rent.

  • ✓The lease walked through in plain English before you sign
// what this is not

Not an inmobiliaria. Not a promise of a lease.

We're not an inmobiliaria — a real-estate agency. We don't hold listings, find the apartment for you, negotiate for you or represent you. We get you able to transact.

  • —Not a real-estate agency — we don't take listing commissions.
  • —We don't sign or negotiate your lease for you.
  • —No guarantees a garantía-free deal exists for your case.
  • —We won't tell you what you want to hear.

HabitaAR helps with framing, sequencing, and practical coordination. When regulated legal, tax, immigration, healthcare, real-estate, or financial advice is needed, we may recommend an independent lawyer, accountant, doctor or licensed broker.
