Barracas at a glance

Barracas is brick warehouses, cobbles and low houses, with studios and lofts in the shells of old factories and long quiet stretches between them. It covers 7.97 km² in the city's south, Comuna 4, with 97,982 residents at the 2022 census — about 12,300 people per km², less dense than the median barrio (14,700).

Who it's for

People who like texture and bigger spaces, close to San Telmo and La Boca without paying their prices.

The catch

Transit and nightlife are uneven; block selection matters more than brand-name barrio logic.

Thinking about Barracas?

A barrio is half the decision. The other half is the lease — the guarantee, the up-front cash, the contract terms — and that part we walk through with you.
